The BOD meeting at 9am agenda will be to discuss resignations.

The members meeting at 10am agenda will be to accept the current budget and resignations and to let the two candidates running for the Presidency position on the BOD to have 15 mins each to address a Q&A with the members present.

Pool Opens July 1st

Dear POA Members,

We are excited to announce that the pool is ready to open for the summer season! Mark your calendars because opening day is scheduled for Saturday, July 1st. The pool will be open from 1 pm to 5 pm on that day.

Regular pool hours will be from Wednesday to Sunday, also from 1 pm to 5 pm. It’s important to note that there will be no lifeguard on duty, so please swim at your own risk and ensure your safety at all times.

We want to emphasize that pool rules will be strictly enforced to maintain a safe and enjoyable environment for everyone. Violations of the pool rules will have consequences. The first violation will result in a loss of 1 month of swimming privileges, and a second violation will lead to the loss of swimming privileges for the entire season.

To ensure smooth access to the pool area, all members must show a valid pass for entrance. No entry will be allowed without a pass. Additionally, please be aware that no individuals under the age of 18 will be admitted without an adult present.

To maintain a peaceful atmosphere, we kindly request that there be no music played at the pool area. Furthermore, horseplay is strictly prohibited, as it poses risks to the safety of all pool users. Lastly, we expect all members to refrain from using vulgar language while at the pool.

We appreciate your cooperation in adhering to these rules, as they are designed to provide a pleasant and secure swimming experience for everyone. We hope you have a fantastic time at the pool this summer!

There will be seven (7) people allowed to serve as poll watchers. If you would like to serve as a poll watcher, please contact the POA office located at 7110 Aztec Dr Mabank, TX 75156 to receive an application to serve or you may print the form that is provided and return it by email to the POA office at Connect@cherokeeshorespoa.org. This will be a first come first serve process and the first 7 people to sign will be allowed. You will then be given a copy of the Texas Election Laws and will be strictly followed.

Community Pool Update!

There has been a delay in the opening of the pool. Unfortunately it has been difficult to get parts that are needed for the repairs. The pool company and the Directors are diligently working to get the pool open as soon as possible. We will post a notice here on the website as well as the office and compactor when the repairs are done. Thank you all for your patience and understanding during this regrettable delay. We are committed to making sure that the pool is safe for your enjoyment.

Association 2023 – 2024 Annual Election of Board of Directors: August 19 2023

The Cherokee Shores Property Owners Association 2023 – 2024 Annual Election of Board of Directors will be held August 19 2023. Property owners may vote by absentee mail in ballot OR in person. In person voting will be held at the Association office located at 7110 Aztec Dr Mabank, TX. beginning at 9 am and ending at 1 pm.
Absentee ballots will be mailed out to all property owners the week of July 5 2023. Self addressed envelopes will be provided for the return of absentee ballots. Ballots must be received by 5 pm on August 18 2023 in order to be counted.

Resumes are provided for review prior to the election.

According to the 173rd District Judge of Henderson County, the votes will be counted based on the number of lots owned. Only one (1) person per property will be allowed to vote no matter how many owners are listed on the deed. The vote count will be as follows:
1 to 2 lots receives (1) vote
3 to 4 lots receives (2) votes
5 or more lots receive (3) votes

If you choose to vote absentee, please note the following:
“By casting your vote via absentee ballot, you will forgo the opportunity to consider and vote on any action from the floor on these proposals, if a meeting is held. This means that if there are amendments to these proposals, your vote will not be counted on the final vote on these measures. If you desire to retain this ability, please attend any meeting in person. You may submit an absentee ballot and later choose to attend any meeting in person, in which case any in-person vote will prevail.”

Pool Under Construction – Repairs

Unfortunately we will NOT be able to open the pool on May 27, 2023 of Memorial Day weekend. The pool inspector has told us that there are some repairs that MUST be completed BEFORE the pool can open. Those repairs will begin on May 29th. We will open the pool as soon as those repairs are complete. We are sorry for the inconvenience, but we are committed to making sure that the pool is safe for your enjoyment. We will post when the pool will be able to open.

ARCHITECTURAL CHANGES

The process for filing a permit application has changed due to the Henderson County Ordinances. All property owners are now required to file an application for a Henderson County FloodPlain Assessment before clearing the lot. You can get the application from the Cherokee Shores POA office, and it will have the contact information for the Henderson County FloodPlain Coordinator. You can also get a copy of the procedures to follow. Before getting an application for a permit from the Cherokee Shores Architectural Committee, the FloodPlain Assessment process must be completed and signed off. We apologize for the change in process, but these ordinances and requirements are from the County, not the Association. This ordinance is in place to protect both you, the property owner, and the Association. Thank you for your cooperation in following the procedures.

 

FEE CHANGES:

The following are changes in the fees.

New Build or mobile home move in — $200

Property improvements – $15

Transfer fees – $50

Credit or debit card fees – 3.5%

Late fees – $25 monthly

NOTICE OF MONTHLY MEETING

Our monthly General meeting will be held May 13, 2023 at 10 am

Our Bookkeeper will attend to give a financial report on the finances of the Association.

Our Auditor will attend to give a report on the audit.

The meeting will be conducted by Roberts Rule of Order. We ask that everyone conduct themselves in a respectful and appropriate manner. All rules will be followed. No disruptions or disrespect to others will be allowed.

Cherokee Shores Annual Assessments – Payment Information and Office Hours

Attention all Cherokee Shores property owners, it is that time of year again for the annual assessments. Beginning May 1, 2023, assessment statements will be mailed out to all owners. If there have been any changes to ownership or mailing addresses, please visit the POA office located at 7110 Aztec Dr. in Mabank, TX or call (903) 451-4039 to update your account information with Stephanie or Katelyn.

Please note that cash payments will no longer be accepted, but you can pay by check, money order, cashier’s check, or credit/debit card. If using a card, a 3.5% fee will be added for processing. Office hours are Tuesday to Friday from 1 pm to 5 pm and Saturday from 9 am to 1 pm.
